dc.description.abstractThis Terms of Reference (TOR) document for Consultant Services – Planning of the Wisma Kolaborasi Building in Medan City is prepared as a guideline for the implementation of the building’s development planning. Medan, as a center of trade and business in Sumatra, holds high investment potential; therefore, facilities that support a flexible and collaborative work ecosystem are essential. The Wisma Kolaborasi Building is designed as a modern workspace that accommodates the concept of co-working spaces, office areas for institutions, multipurpose rooms, retail/F&B spaces, as well as green open spaces that encourage social interaction and public comfort. The planning also prioritizes green building principles, integration of green landscapes, and optimal accessibility for all users. The scope of work in this planning includes the preparation of the Detail Engineering Design (DED), which covers architectural concepts, structural, mechanical and electrical designs, as well as cost estimates and technical specifications. The planning phase is set to be completed within 110 calendar days, involving experts in architecture, civil engineering, and mechanical-electrical fields. With the presence of this TOR document, it is expected that the planning of the Wisma Kolaborasi Building will proceed systematically and in accordance with applicable technical standards. Additionally, the project is anticipated to enhance Medan City's competitiveness as a modern and sustainable investment and business hub.en_US
