dc.description.abstractErrors in the execution of the Deed of Mortgage by the Land Deed Official (PPAT), such as incorrect identification f debtor/creditor, inaccuracies in collateral data, and editorial errors in the mortgage clause, may affect the legal strength of the deed. This research addresses: (I) the causes of data errors in mortgage deed execution by PPAT at PT. Bank Sumut Syariah Marelan Rava Sub-Branch; (2) the steps that can be taken by the bank to mitigate the risks of such errors; and (3) the role and responsibility of the PPAT in ensuring data accuracy in the mortgage deed This study employs an empirical legal research method with a descriptive- analytical approach. The data sources include both primary and secondary data, collected through library research and field research, using document study techniques. The analysis method applies deductive t○ inductive reasoning The causes of data errors in mortgage deed execution by PPAT at PT. Bank Sumut Syariah Marelan Raya Sub-Branch include administrative mistakes such as typographical errors in names, identity numbers, land area, or certificate numbers; incomplete or invalid supporting documents such as expired identity cards (KTP), tax identification numbers (NPWP), or family cards (KK); and land certificates under ownership transition or legal dispute." Technical errors also occur, such as incorrect determination of the collateral object. To mitigate these risks, PT. Bank Sumut can take steps such as enhancing debtor data verification processes, ensuring consistency between identity and collateral documents implementing verification checklists before executing the mortgage deed, digitalizing and integrating data through IT systems to automate data retrieval from core banking systems, reducing manual input, and standardizing document formats. The role of the PPAT includes thoroughly verifying all data and documents, checking the identity of all involved parties, ensuring the accuracy and completeness of the deed, and bearing responsibility for any resulting errors.en_US
