    Abstract
    The concept of green building has become an important solution in reducing the negative impact of development on the environment. This study aims to analyze the application of the green building concept in middle and upper middle class housing in Deli Serdang based on the Green Building Council Indonesia (GBCI) standards. The research method used is direct observation and quantitative analysis of three housing complexes, namely Citraland, Kualanamu Residence, and Pasadena Residence, with a focus on five main criteria: land use, energy efficiency and conservation, water conservation, material sources and cycles, and health and comfort in space. The results showed that Citraland housing achieved a Silver rating with a fulfillment percentage of 50%, while Kualanamu Residence and Pasadena Residence each achieved a Bronze rating with a percentage of 38.3% and 41.67%. The health and comfort category in space is the dominant factor in Citraland (66.7%) and Pasadena Residence (66.7%), while energy efficiency and conservation are the most influential in Kualanamu Residence (46.7%). However, several aspects such as pest control, handling of rainwater runoff, and the use of environmentally friendly materials still do not meet optimal standards. This study recommends increasing awareness of developers and governments in implementing green building principles, as well as the need for incentives and supporting regulations. These findings can be a reference for architects, contractors, and other stakeholders in designing and building more sustainable housing in the future.
