dc.description.abstractThe rapid urbanization in Indonesia has led to an increasing demand for housing, one of which is addressed through the development of vertical housing such as apartment buildings. To overcome land limitations, efficient material planning and accurate volume estimation are essential. This study compares Quantity Take-Off (QTO) calculations using conventional methods and Building Information Modelling (BIM) with Autodesk Revit 2024 on the North Sumatra Regional Police Housing project located at Mako Brimob Sampali, Medan. The conventional method refers to the Bill of Quantity (BoQ) and manual calculations, while the BIM method utilizes Autodesk Revit. The research shows that the BIM method is more efficient compared to the conventional method. The calculated volume of reinforced concrete using BIM shows smaller discrepancies, with a difference of 16.35 m³ (-2.03%) compared to manual calculations, and 61.98 m³ (-7.26%) compared to the BoQ. For reinforcement work, BIM demonstrates an efficiency of 139.65 kg (-0.11%) compared to manual methods and 6,633.01 kg (-4.92%) compared to the BoQ. Moreover, the BIM process enables significantly faster and more accurate analysis, allowing for time-efficient quantity take-off calculations and improved cost estimation for project execution. Based on these findings, it is concluded that the application of BIM in QTO analysis offers superior advantages over conventional methods in terms of data accuracy, time efficiency, and effective material usage.en_US
