    Abstract
    The rapid growth of commercial housing in Medan and Deli Serdang has not fully embraced the principles of sustainability. This study aims to evaluate the implementation of sustainable housing principles, which encompass three main dimensions: environmental (ENV), social (SOC), and economic (ECON), in relation to the Housing Sustainability Index (IKP). A quantitative approach was employed using the Structural Equation Modeling–Partial Least Squares (SEM-PLS) method, supported by data from 150 housing residents and in-depth interviews with experts and developers. The analysis results indicate that the overall sustainability level of housing in the study area falls into the "moderately sustainable" category, with an IKP score of 4.11 out of 5. The social dimension contributed the most to sustainability, followed by the economic and environmental dimensions. The SEM-PLS model revealed that the economic dimension had the most significant influence on IKP formation, while the environmental dimension showed the lowest contribution. These findings suggest that developers tend to prioritize social and economic aspects over environmental considerations in residential planning. This study is expected to serve as a strategic reference for developers, urban planners, and policymakers in formulating more sustainable and balanced housing development policies in the future.
