Analysis Of Land Use Changes And Land Value Zones In The Binjai Toll Gate Area Due To The Operation Of The Medan-Binjai Toll Road
Abstract
Transportation infrastructure like toll roads has led to increased
accessibility to a place that can make it easier for people to meet their needs.
Accessibility of a location that refers to the transportation system and patterns of
its use, is an important external factor that can influence the price of land at the
site. Increased accessibility resulting from the construction of toll roads from the
city of Medan to the town of Binjai will have an impact on land use and the value
of land around it. The purpose of this research is to know the change in land use
and change in the value of land, especially land without building above it
(unimproved land) in Binjai East and Sunggal district due to the operation of the
road toll Medan-Binjai.
There are two analyses on this study, namely, the analysis of land use
change using Satellite Images and analysis of the land value zone using the sales
comparison method by comparing the 2013 land value area map obtained from the
associated agencies and the 2022 land value zon map acquired through field
surveys.
The results of this study showed that there was a change in land use and land value
in 2013 and 2022 in Binjai East and Sunggal districts. The highest change in the
land use in Binjai East district was in settlements, which increased by 678.461 m2
(9%), and the highest changes in the use of land in Sunggal Districts were in
settlement, which grew by 5.076.629 m2 (8%). The biggest change in the value of
land in Binjai Eastern district was Kelurahan Mencirim which amounted to Rs.
362.000,-/m2, and the largest change in land value in Sunggal district is Kelurhan
Sei Semayang which increased by Rs. 3.184.000,- /m2. This is due to the increased
accessibility between the Fields-Binjai caused by the construction of toll roads.
