| dc.description.abstract | The sale value of a house is formed by a collection of various elements, each of which significantly contributes to the overall value based on the owner's perception. The aim of this research was to consider the influence of residential property characteristics, namely: 1) the physical appearance of the house; 2)amenities; 3) legality; 4) location; and 5) accessibility. The dependent variable (the sale value of a middle-class house) was assessed based on the perceptions of middle-class homeowners. This study was quantitative and explanatory in nature. The population was the number of houses recorded based on the Land and Building Tax of 9,400 taxpayers. The sample size was 94 individuals. The sampling technique used purposive sampling with the criteria of middle-class houses with a building area of 45-120 m2 or a land area of 200-600 m2 and available pamphlets for the house for sale. Primary data were earned through interviews guided by questionnaires and observations. Data were analyzed using multiple linear regression. The study's findings demonstrated that the variables of location (p 0.001), number of bathrooms (p 0.036), and number of bedrooms (p 0.040) significantly and favorably impacted the selling price of middle-class homes. The age of the building (p 0.000) and the distance to places of worship (p 0.024) had a significant and negative effect on the selling price of middle-class houses. The location and location variables predominantly influenced the selling price of houses (β = 71.322). | en_US |
