Preliminary design of concrete roof tile manufacturing using fly ash
substitution with a capacity of 750,000 sheets/year and operating for 338 days a year.
The main process in this factory design consists of six stages, namely the raw
material preparation stage, the mixing/hydration stage, the molding stage, the
spraying/coating stage, the drying stage, and the packaging stage. In one day, the
production of 2.219 sheets of concrete roof tiles is carried out. In this production, the
raw materials used are sand, cement, fly ash, and water with a ratio of 3 Aggregate: 1
Matrix: 0.8 water cement factor. The concrete roof tiles produced have dimensions of
41.8 cm (p); 33 cm (l); 1.9 cm (t). The drying of the concrete roof tiles will take 8
hours with an air temperature of 50oC and RH 10%.
The factory location is planned to be at Kawasan Industri Tuban (KIT),
Karangdowo, Socorejo, Kecamatan Jenu, Kabupaten Tuban, East Java with a factory
area of 6,442 m2. The factory will require 65 workers.
The results of the economic analysis of this thesis are as follows:
1. Total Capital Investment (CI) = IDR 36,687,896,909.67
2. Total Cost (TC) = IDR 12,376,019,924.71
3. Total Sales = IDR 24,497.113.560.92
4. Net Profit = IDR 7,923,817,309.22
5. Profit Margin (PM) = 32.35%
6. Break Even Point (BEP) = 43.95%
7. Return on Investment (ROI) = 21.60%
8. Pay Out Time (POT) = 4.63 years
9. Return on Network (RON) = 36.00%
10. Internal Rate of Return (IRR) = 27.85%
Based on the results of the economic analysis, it can be concluded that a
concrete roof tile manufacturing factory is feasible to establish.
