This study examines the Dynamics of Occupancy at the Student Housing (Rusunawa) of Universitas Muhammadiyah Sumatera Utara (UMSU) from 2008 to 2020 in Medan City. The UMSU Rusunawa is a vertical residential facility specifically for students, established through a collaboration between the Ministry of Public Housing and UMSU, constructed in 2008 and officially operated in 2013. This research aims to explain the background of its development, the system and regulations of occupancy, the social dynamics among residents, and the social and institutional impacts of the Rusunawa’s existence. The study employs the historical method and is classified as qualitative research, utilizing in-depth interviews, field observations, and documentation studies, supported by secondary sources from literature and official archives. The findings indicate that UMSU Rusunawa not only provides a conducive, affordable, and strategically located residence but also serves as a center for character development based on Islamic values. The social dynamics among residents are influenced by the diversity of regional backgrounds, development programs, and changes in circumstances such as the COVID-19 pandemic, which altered occupancy patterns. The existence of Rusunawa has contributed positively to the formation of student character, academic achievement, organizational participation, and the institutional image of UMSU, making it a model of student housing that integrates social, academic, and character-building functions.en_US
