| dc.description.abstract | Sei Mangkei Special Economic Zone (KEK) is an industrial area with a total land area of 1,933.80 Ha which is distributed in 18 (eighteen) zoning areas, ten of which are allocated for industrial lots that have the largest proportion of 69, 78%, and the remainder is allocated to the 10.60% green open zoning, 10.04% facilities and 9.58% road zoning. The results of further observations made at PT Kawasan Industri Nusantara as a subsidiary of PTPerkebunan Nusantara III were given authority in conducting the plotting with a single lot pattern or 1 (one) type, namely the size of 4 hectares / lot with a pattern of 1: 1 (200m x 200m). This pattern is certainly not optimal, both in terms of land use and marketing. With a single size pattern will result in high land residuals or land that cannot be utilized optimally, and will not be able to serve diverse market needs, especially investors who need plots that are smaller than 4 hectares. Zoning / plot can be categorized into several criteria, including for industry, supporting infrastructure, supporting facilities, and green space. Industrial zoning / plot can be categorized into 3 (three) categories, one of which is based on the area of land, that is, plots ready to build with small land sizes ranging from 300 - 3000 m2 per lot, medium size 3,000 - 30,000 m2 per lot and large sizes above 3 Ha per lot. | en_US |
| dc.description.abstract | Kawasan Ekonomi Khusus (KEK) Sei Mangkei adalah kawasan industri dengan total lahan seluas1.933,8 Ha yang didistribusikan ke dalam 18 (delapan belas) area peruntukan zonasi. Zona lahan industri ini mempunyai pola kapling tunggal 1(satu) tipe yaitu ukuran 1: 1 (200m x 200m) atau seluas 4 hektar. Dengan pola ukuran tunggal akan menghasilkan residual lahan yang tinggi dan tidak dapat melayani kebutuhan pengguna (pasar) yang beragam terutama investor-investor yang membutuhkan lahan kurang dari 4 (empat) hektar. Pola ukuran dan variasi kapling diperlukan pengkajian ulang (redesign) untuk dapat menghasilkan pemanfaatan lahan yang efektif dan memberikan keuntungan yang optimal bagi perusahaan. Sesuai Permenperin No. 40 tahun 2016 bahwa pola dan ukuran lahan industri dibagi menjadi 3 (tiga) ukuran yaitu kavling siap bangun dengan ukuran lahan kecil berkisar 300 – 3.000 m2 per kavling, ukuran sedang 3.000 - 30.000 m2 per kavling dan ukuran besar di atas 3 Ha per kavling. Metode optimalisasi ukuran dan variasi kavling menggunakan model dynamic programming dan linier programming dengan bantuan software POM-QM. | en_US |
