Analisis Faktor-Faktor yang Mempengaruhi Perkembangan Properti Central Business Distrit (CBD) Polonia Medan

Abstract

The objective of the research was to prove the influence of the variables of location and accessibility, socio-economy, the availability of facility, and land use on the area development of the Central Business District (CBD) Polonia, Medan. The phenomenon in the research location was that there was still low activity in goods and services which was different from its strategic location which should be the attraction for the people surrounding it and the people in Medan in general as the place for the economic, social, and cultural activities. Besides that, it is located beside the of Air Force complex. The research used correlation research method which studied the correlation of two or more variables to find out how far the variation of the correlation. There were 90 samples consisted of the owners of store houses and the person who was in charge of the operation of the store houses. The result of the research showed that, simultaneously, the variables of location and accessibility, socio-economy, the availability of facility, and land use had positive and significant influence on the area development of the Central Business District (CBD) Polonia, Medan.

Penelitian ini berusaha membuktikan pengaruh dari variabel-variabel lokasi dan aksesibilitas, ekonomi dan sosial, tersedianya fasilitas dan tata guna lahan dalam mempengaruhi perkembangan kawasan di Central Business District (CBD) Polonia Medan.Fenomena pada lokasi penelitian adalah masih rendahnya aktivitas barang dan jasa yang terjadi, padahal apabila dilihat dari lokasi CBD Polonia Medan yang cukup strategis, seharusnya CBD Polonia Medan dapat menjadi daya tarik bagi masyarakat sekitar khususnya dan umumnya masyarakat Kota Medan sebagai tempat aktivitas ekonomi, sosial dan budaya. Lokasi penelitian merupakan kawasan Central Business District (CBD) yang berada bersinggungan dengan komplek militer angkatan udara yang berada di Kecamatan Medan Polonia.Penelitian ini adalah penelitian korelasional (Correlational Research). Penelitian korelasional merupakan jenis penelitian yang mempelajari hubungan dua variabel atau lebih yang menyebabkan masalah, yakni sejauh mana variasi dalam satu variabel berhubungan dengan variasi dalam variabel lain. Jumlah sampel yang digunakan dalam penelitian adalah sebanyak 90 (Sembilan puluh) sampel , sampel yang diambil merupakan pemilik rumah toko (ruko) atau orang yang bertanggung jawab atas opearasional ruko di CBD Polonia Medan. Hasil penelitian ini adalah bahwa variabel-variabel penelitian, yaitu variabel lokasi dan aksesibilitas, variabel ekonomi dan sosial,variabel tersedianya fasilitas, dan variabel tata guna lahan secara simultan memberikan pengaruh positif dan signifikan dalam mempengaruhi perkembangan kawasan di Central Business District (CBD) Polonia Medan.
