Perancangan Rusunawa bagi Masyarakat Menengah ke Bawah di Kota Medan dengan Pendekatan Arsitektur Modern dan Social Sustainability

Abstract

Rusunawa are multi-storey houses that are provided and managed by either the government or the private sector with a certain area scale to achieve the feasibility of a prosperous life. In this design, the mean of the community group is the lower middle class community in the city of Medan, precisely in the District of Medan Belawan. The design of rusunawa must responsive to the environment and able to achived the criteria of thermal comfort both outdoor and indoor spaces. The rusunawa environment is equipped with a foodcourt (commercial facility) so with a foodcourt that some residents can trade and the family income and the ability to pay the rent of the rusunawa became increase. Rusunawa for the lower middle class are designed using the theme of modern architecture and also a social sustainability approach. To realize the design of the rusunawa, at the beginning it uses a qualitative descriptive method for problem identification, analysis of SNI rusunawa, sustainability criteria and selection of design locations, and case-based method for comparative study. Furthermore, the design is formed based on the results of the analysis of SNI (modern architecture) by manifesting social and commercial facilities as a form of social sustainability.

Rusunawa adalah rumah bertingkat yang disediakan dan dikelola baik pemerintah atau swasta dengan skala kawasan tertentu untuk mencapai kelayakan hidup sejahtera. Dalam perancangan ini golongan masyarakat yang dimaksud adalah golongan masyarakat menengah ke bawah di kota Medan, tepatnya di Kecamatan Medan Belawan. Rusunawa yang responsif terhadap lingkungan dan mampu memenuhi kriteria kenyamanan termal baik ruang luar maupun ruang dalam. Lingkungan rusunawa dilengkapi dengan foodcourt (fasilitas komersial) dengan adanya foodcourt maka sebagian penghuni dapat berjualan sehingga pendapatan keluarga bertambah dan meningkatkan kemampuan membayar sewa rusun. Rusunawa bagi masyarakat menengah ke bawah di rancang menggunakan tema arsitektur modern dan juga pendekatan social sustainability. Untuk mewujudkan desain rusunawa, diawal menggunakan metoda deskriptif kualitatif bagi identifikasi masalah, analisis SNI rusun, kriteria sustainability dan pemilihan lokasi perancangan case-based method untuk studi banding. Selanjutnya desain dibentuk berdasarkan hasil analisis SNI (arsitektur modern) dengan memanifestasikan fasilitas sosial dan komersial sebagai wujud dari social sustainability.
