The objective of the research is to find out and to analyze the effects of work contract, work environment. and organizational commitment on lecturers performance with job satisfaction as an intervening variable at STMIK Triguna Dharma, Medan. The data are analyzed by using quantitative method and analyzed by using multiple linear regression analysis. The population is all Triguna Dharma lecturers and 70 of them are used as the samples. Primary data are gathered by using questionnaire. The result of the research shows that work contract has positive and significant effects on job satisfaction; work environment has positive and significant effects on job satisfaction: work environment has positive and significant effects on work satisfaction, organizational commitment had positive and significant effects on job satisfaction, work contract has positive and significant effects on lecturers' performance, work environment has positive and significant effects on lecturers' performance, organizational commitment has positive and significant effects on lecturers performance. job satisfaction has positive and significant effects on lecturers' performance, work contract has positive and significant effects on lecturers' performance using work satisfaction as an intervening variable, work environment has positive and significant effects on lecturers performance using job satisfaction as an intervening variable, and organizational commitment has positive and significant effects on lecturers' performance through job satisfaction as an intervening variable at STMIK Triguna Dharma.
