Analisis Mitigasi Risiko Supply Chain pada Proyek Konstruksi Perumahan Cluster Cendana dengan Menggunakan Metode House of Risk (HOR)
Abstract
Construction projects have risks in their implementation. Each activity has a
different level of risk depending on the type of activity being performed. The
research was conducted in the Cendana Cluster, which is a housing project located
in Simpang Selayang, Medan Tuntungan District, Medan City, North Sumatra. This
project was carried out by PT. Alva Graha Sejahtera as the main contractor with
the business name "De Property". The problem that has an impact on this
development is the delay in the work process from what has been scheduled in the
contract. This study aims to analyze and mitigate the risks that occur during the
development process by minimizing the emergence of risk events and risk agents as
well as providing risk improvement efforts using the House of Risk (HOR) phase I
and phase II methods. Identification of the risks involved in the Cendana Cluster
housing development resulted in 7 risk categories namely financial risk, security
risk, material risk, design risk, management risk, force majeure risk, and HR risk,
in which there were 16 risk events and 25 risk agents. The House of Risk Phase I
produces 12 priority risk agents and the House of Risk Phase II produces 12 risk
mitigation actions that are sorted based on the ETD value which are easier and
more effective to implement in dealing with risks.
