The need for houses and housing will continue and increase every year.
Preferences in choosing housing between one person and another are different,
dynamic and continue to develop at any time. The presence of public and
commercial facilities in housing is not only a support for residents' activities but
also a consideration for a person in determining their place of residence. Public
and commercial facilities allow the creation of a modern lifestyle, make it easier
for residents to meet their daily needs, save time, money and energy, increase
comfort and increase the selling value of housing. Housing is no longer limited to
residential areas, but becomes a form of welfare, standard of living, personality
and human civilization of its residents.
Johor City Housing, located on Jalan Karya Wisata Medan Johor, is built
with a variety of clusters whose type and building area are tailored to market
needs, has its own security system and clear boundaries between clusters and is
equipped with planned, diverse and complete public and commercial facilities.
The purpose of this research is to analyze the existence of public and commercial
facilities as a reinforcement of residential preferences in Johor City housing. The
research uses quantitative methods with the analysis technique used is descriptive
statistics. Data collection through online questionnaire distribution using google
form with research variables including demographics, facilities as preferences,
environmental comfort, facilities, infrastructure, location and accessibility and
design.
The results showed that the public and commercial facilities factor was the
main reference in determining residential housing in Johor City. The reinforcing
factors for public and commercial facilities as preferences consist of:
infrastructure (flood-free area), location and accessibility (strategic location),
facilities (availability of shopping centers), environmental comfort (privacy). In
addition, people with middle to upper income look more at housing facilities as a
preference in choosing residential housing and consumption patterns in choosing
housing change from buying land and making it as a residence to buying cluster
system housing with complete facilities.
