| dc.description.abstract | A shophouse is a building intended to fulfill two functions at the same time, namely as a residential and business location. Shops are among the commercial properties that are most frequently used for business purposes. Indonesia has a government policy called work from home (WFH) during Covid-19 pandemic. This policy presupposes a trend towards working from home, aimed at anticipating the high productivity and mobility of modern society. Covid-19 pandemic led to a decline in national economic growth, resulting in a decline in Deli Serdang Regency's economic growth rate in 2020, reaching -1.78% in various sectors, especially real estate sector, as well as people who more often do transactions over e-commerce platform, causing a significant drop to the real estate demand index in Indonesia. However, this is not in line with what is happening in Lubuk Pakam, where, according to the results of a preliminary survey from 2021, commercial property construction has increased every year. In its development, shophouse properties are the right choice to continue doing business during Covid-19 pandemic, especially in Lubuk Pakam. The objective of this research is to find out whether physical factors, accessibility, facilities and environmental factors affect the value of shophouses in Lubuk Pakam, Deli Serdang regency. The method employed to determine the sample is Slovin formula. The research uses data sourced from primary data and secondary data, and employs multiple regression analysis method with SPSS The findings of the research show that physical factors, accessibility, facilities and environment have significant effects on shophouse value. It is also revealed that among the four factors affecting on value of the shophouses, accessibility has the most significant effects on value of the shophouse. An indicator of the accessibility factor that tends to affect the respondent's decision to choose to buy a shophouse in Lubuk Pakam is the access to the local shopping centers with an average score of 4.20 (agree) and the condition of paved roads with an average score of 4. 17 (agree). | en_US |
