Building maintenance is necessary in maintaining the building according to its function
and providing comfort for the users of the building. According to the regulation of the
minister of public works number 24/PRT/M/2008, there are six components of building
maintenance, namely architectural, structural, mechanical, electrical, outdoor space and
housekeeping components. The University of North Sumatra Hospital is a hospital that was
built in 2012, thus the building has reached 10 years of age. This research was conducted
to find out what building maintenance is carried out by the management of the University
of North Sumatra hospital to maintain the function and feasibility of the building. The
research method was to distribute questionnaires to patients and carers using a modified
Likert scale with points 1 (strongly disagree) and 4 (strongly agree). The statistical test
used is the Pearson Product Moment validity test, the Alpha Cronbach reliability test. The
results showed that the North Sumatra University hospital used the breakdown and
corrective maintenance method to carry out building maintenance. While the results of user
assessment research were obtained, for building cleanliness the lowest rating interval was
3.00 for ceiling cleanliness, and the highest was 3.29 for toilet cleanliness. For the
condition of the building the lowest rating is 2.94 for the condition of the walls, and the
highest is 3.51 for the condition of the door. The color of the building gets a score of 2.97,
the smell inside the building gets a score of 3.43, the temperature inside the building gets
a score of 3.20, and the lighting in the room gets a score of 3.29.
