dc.description.abstractHouse is one of the basic human needs which functions as a place to live, shelter, the beginning of life development and family formation. The establishment of houses or housing as a physical environment for decent living with the provision of facilities, services and utilities for social development is urgently needed. The rapid growth and development of big cities in Indonesia has resulted in regional growth and resulted in the formation of the Low Income Community (LIC) class and problems providing housing for them. Medan city is the central pole of economic growth for the surrounding area, including the Batangkuis district, Deliserdang Regency, which has become an expanded function of activity center and development of housing and settlements. This research was conducted to identify preferences of desire for low-income about residential home as well as examine the development of low-income community (LIC) housing from an economic aspect. A quantitative approach was taken for preferences for low-income housing ownership and a qualitative approach for low-income housing development prospects from an economic aspect. The research results show that preferences of desire for residential home and LIC's willingness to pay for housing units are influenced by variables of residential typology in the form of a single house, affordable prices which merrit to ability to pay for LIC, convenient location, provision of basic housing facilities and infrastructure, good quality with attractive design without affecting price and supported by the availability of financing institutions that provide installment scheme facilities. The development of low-income housing in Batangkuis District from an economic aspect, shows promising prospects in terms of supply by developers, where the price and land financing along with construction costs as well as permits and other legalities are still below the selling price set by the government. The availability of banking financing institutions help make things easier in terms of financing, also supports developers in marketing and sales. Meanwhile, from the perspective of LIC consumers in Batangkuis District, the availability of financing institutions does not have an impact because there is a gap between the concept of financing and their economic capabilities. Amount of monthly installments and initial costs are quite large for them that make they cannot access subsidized LIC housing which developed in Batangkuis District.en_US
